Its been said but it is nice, too simple , way too much blank space in places,
Its very 1990s, the flat icons looks out of place on top of the moving graphic,about, residents and events page look the same, the grey background behind the page copy looks bad, spacing needs to be better, footer needs work.
Code it – much better chance that way
A lot of people believe that and there will definitely be less people surfing the site due to family stuff etc HOWEVER there are a big % of buyers who will buy a good theme whenever it is released, you could consider that people have time off work so the chance that they will login every now and then is debatably higher and also this conception that less files are sold means less are released giving you more time on the front page and less competition.
I have never seen numbers to prove it but there are several big authors here who say their sales drop round Xmas and its very feasible but I do not think it should control your decision to release it, plus you have 2-3 weeks until then right? Good luck with your new file (whenever it comes out!)
No worries good luck with your project p.s a vast number of the ones you see in the themes are actually modifications or even just the same as Codecanyon builders ( with a few very high end custom set ups)

Themeforest have placed it in creative category so that must be best for it
As long as it definitely builds on what you had originally then the basics of it can be the same
As ModMarc said it’s more or less the same BUT it’s worth noting many themes on here have their own features, admins or bespoke page builders/shortcodes which will (although easier) be different from Wordpress.com
It depends on who wrote the code and if it was bespoke by the author plus there is a difference between buying the file and copying the code (morally aside) for a private project and doing it for an item to sell here where you definitely cannot.
Generally speaking ripping other peoples’ code is not cool, not a good idea and not right.
