You can’t. They will need to purchase their own version/license or have you manage any updates etc.
make sure you are installing the right file. In your download page here click ‘download’ button and select ‘Installable WordPress file only’ option and install that zip file
Download WP from WordPress.org and then install this on your hosting/domain with 123. Then add the theme and edit from there
You can host the theme on 123 or similar.
Having used the theme it is pretty easy to work with and edit BUT remember WP themes are not like HTML templates so you will need to import dummy content to make it look like the demo.
I am 99% sure (not used it in a while) it uses drag and drop functionality and is base don short codes.
Things like changing text/images is just basic WP editing and the contact form is in the theme settings so that’s easy to do.
While anyone would need to see other pages – this one is good. Be careful with trademarked logos, unusual fonts and features that would be a nightmare to code up but generally pretty nice though
be better to post a link and see what the file looks like so anyone can give you more accurate advice

You won’t be able to. You either need to buy a new license (copy of the theme) or get in touch with the original buyer and get them to login and download the latest version
As a first project it snot bad but:
Validation bugs need fixing
Header/footer need a lot of work
Some random alignment especially with the logo and header and the rest of the page
Typography esp on slider needs work
There is nothing unique to it that is not already available here in mass amount
