Browse through the WordPress templates on Theme Forest and sort by “Sales” and it’s obvious that “Portfolios” drive the most sales in this category. But why? One could say it’s due to the audience demographic which frequents themeforest.net. But what about the idea that these web designers need template designs to build for their clients.
What type of industry specific WordPress Templates might be built which would sell well? For example, maybe Real Estate WordPress Templates might sell a lot? Maybe not, maybe generic Business theme templates would sell well…
What industries would perform well on themforest.net which are not being offered?

Well, if I knew the answer to this question I’d a very rich man by this time 
I tried to answer that question and the answer is that you just have to try different types of templates, for example no one would have thought admin designs would do so well, and what a surprise it was when they took off, the same with portfolio templates. You just cant tell whats going to be a best seller until it is. The best idea is not to niche your templates unless you know that niche is going to be popular (eg, portfolio), try to stay generic for business or personal rather than law and real estate etc.
Admin skins does not surprise me. A lot of programmers who have zero design skills. Programmers can buy a 30 Admin template and outfit it with their programming.
I understand your point about not niching yourself, however certain industries benefit from specific Call to Actions, these could be integrated into designs. Thoughts?

I think its all about exposure, some themes get featured on outside sites and those are usually the ones that sell extremely well, of course there’s also the other factors of look, functionality, features and flexibility. Also usually once a theme makes it into the “Popular” section sales will increase even further.
