Disable the “left sidebar” in the Geopoint admin panel > General Settings (see ‘Enable “Site Offset” Section’ option).

you have to import the demo content first. Please check the ‘Import Demo’ chapter in the theme documentation. After the import, all images and sections will be available on your site. And you can use or delete what you need.

I’m sorry, but I really do not understand. All you need to do to get the exact copy of the demo is:
- do the basic setup
- activate required and recommended plugins
- run the import process
