Very poor documentation on how to use the page builder, or really anything else.

Beware, this entire theme (and therefore your site) will rely on a custom-built, super slow and slightly buggy page builder to build every single page on your site. This is not only frustrating and difficult but means you have one central point of failure and can likely never change themes once (if ever) you get it right.
