actually you are uploading complete package, please unzip. file downloaded from themeforest and upload only helpme.zip not whole package

And about the demo that I can not install to make the changes. Is there a guide how to install? Or can you pass me the steps?

documentation is included in download package please find documentation.zip and unzip it , all demo files also included in download package

1- Can you leave all the demos installed to go and test which is best suited to my needs? and how I do it? Is that explained in the documentation?

documentation is included in download package,

you can install one demo at same time and all demo sites are setup with helpme you can import any demo and change it according to your requirement,

you can change logo by going to appearance -> theme settings -> general

for content you can change content by going to post, portfolio, pages, employees, events, causes etc
