Hi, the one time license does expire after 6 months, but the theme and it’s functions remain, lifetime updates from Themeforest also remain intact but they’re applied via FTP.

The license itself isn’t required to activate the parent or child theme, if you’re restoring from a backup zip of the site. It’s only required to run the initial setup wizard.

Hi, recommend just migrating or cloning your development site to production, for the one time license they do expire after 6-months in terms of support, however the theme remains fully functional. The only thing you no longer have access to is our courtesy admin updater, any lifetime updates from there forward are downloaded from your Themeforest account and applied via FTP, per:

The only option we have built in for forcing the login/register modal is in Real Estate 7 Options > Listings > Require Users to Login/Register after X amount of Listing Views?, keep in mind that won’t come into play until the user has viewed any listing and for X amount of times.

If you’re not using that option you have some JS modifications that have been made to force the modal on page load, and you’ll need to track those down.
