Hi Listeo team, I’ve been a Listeo customer building a national rental directory. My project has grown beyond a typical local directory, and I’m at a decision point: invest further in Listeo, or migrate to a more scalable platform. I’d appreciate honest answers to a few technical questions to help me decide. I’d rather hear “Listeo is not designed for that” than discover it after months of work.

1. Scalability at our scale. I currently have 1,250 categories, 2,502 locations imported into the region taxonomy, and plan to grow to 16.000 – 50,000+ listings. What is the largest production Listeo site you’re aware of? Are there known performance bottlenecks above ~10,000 listings, and what hosting profile do you recommend at that scale? 2. Roadmap. Is there a major Listeo update (v3.0 or architectural overhaul) on the roadmap? If yes, what’s the realistic timeline and what areas does it address (performance, modern architecture, new features)? 3. Product catalog architecture. Can Listeo’s data model support an additional layer where a listing represents a standardized product offered by a vendor (e.g., “Bosch GBH 18V-21 at Vendor X” with shared attributes across vendors)? Or is this fundamentally outside Listeo’s intended scope? 4. Custom plugin extensibility. I have a 5,000+ line custom plugin that extends Listeo via meta keys, hooks, and template overrides — including a chamber of vommerce importer, AI-powered description scoring (Claude API), Cloudinary image pipeline, and a custom dashboard. What is the recommended pattern for this scale of customization without risking breakage on theme updates? Which hooks/filters can I rely on as stable APIs? 5. Dashboard sidebar AJAX re-rendering. I’ve encountered persistent issues where the dashboard sidebar fails to re-render correctly after AJAX navigation. Is this a known limitation that requires PHP template edits to fully resolve, or is there a configuration / hook-based solution? 6. Multi-vendor / marketplace direction. Are there plans to add multi-vendor functionality where multiple vendors can list the same item type with different prices/availability under one listing template? Thank you for taking the time. Thanks for the detailed message

1. Listeo runs on standard WordPress, so it inherits WP’s scaling characteristics. At your numbers (1.25K categories, 2.5K regions, 16K–50K listings) the practical bottlenecks are:

- Search page meta_query + tax_query combinations (price/feature filters compounded with regions and categories) - The dashboard “My Listings” list when a single user owns thousands

The largest production Listeo deployments that are active now is https://ilovit.com/ but there was even bigger one but I forgot the name now. Above ~10K listings you should plan on:

- Managed WP host with PHP 8.2+ and OPcache 
- Redis object cache (mandatory, not optional, at this size)
- A dedicated MySQL with tuned innodb_buffer_pool and proper indexes on wp_postmeta
- maybe ElasticPress or a similar search layer in front of WP_Query for the search/map endpoints

Listeo will work at 50K, but it will not work at 50K out of the box it needs the infrastructure above.

2. There is no “v3.0 architectural rewrite” planned in the sense of a new data model or moving off WP_Query/CPT. Our updates are incremental: performance work on the search/map endpoints, the booking system (Booking Plus add-on we’re going to releas soon that greatly expands booking options), the AI Chat Search plugin etc. If you are betting on a fundamental architectural overhaul, I would not bet on it landing on a timeline that helps your decision. It’s WordPress theme in the end.

3. This is fundamentally outside Listeo’s scope. Listeo’s data model is one listing = one post = one vendor. What you’re describing is a product catalog where the product is a shared entity and vendors are a many-to-many relation against it so it would require a custom build.

4. I’m not able to answer this question without seeing the code, generally Listeo is already ‘stable’, we don’t make any drastic changes as it’s already 7 years on the market.

5. We don’t have any re-rendering dashboard sidebar functionality

6. Same answer as #3. Multi-vendor on a single listing template (one product, N vendors with their own price/availability) is not on the roadmap and is not a direction Listeo is built toward. The booking system assumes the listing owner is the vendor.

If your project is a directory of vendors and rental businesses, Listeo at 50K with proper infrastructure is workable, and a custom plugin like yours is the right pattern. If your project is a product catalog where the same SKU is offered by many vendors, well that’s not what Listeo was built for and continuing to extend it will cost you more than migrating.

Your distinction between a vendor directory and a multi-vendor product catalog made the call easy. We’re committing to Model: a per-vendor directory with our own custom plugin handling the showcase layer (one vendor, many items they offer, click-through to their own site). Listeo stays the foundation.

The infrastructure stack you outlined — Redis object cache, tuned MySQL with proper postmeta indexes, ElasticPress for search and map — is going on the launch plan now, not later. Good to know what to budget for before we hit those numbers instead of after.

Good luck with the Booking Plus release. I’ll keep an eye out.

It seems that Stripe doesn’t support Paypal in the US as payment for Woocommerce subscription. What Paypal plugin to use on Subscription only and not booking? Also it seems that Split Pay Plugin only supports Stripe for payment with bookings and if I use Paypal what plugin would that be? I have no plans to use Paypal for now for booking but only for Woocommerce subscription for Listeo Packages.

you should be able to use WooCommerce PayPal Payments (official plugin from PayPal/WooCommerce) – this one supports subscriptions and works with WooCommerce Subscriptions, so it will handle the recurring billing for your “Listing Package Subscription” products.

After I tested subscribing to my package subscription as owner, After logging in I cannot see my subscription plan in my account dasboard unless I typed my domain and the /my-account/ on the browser logged in. I there anyway we can add this to the dashboard or we have to add a link in the MENU that says “My Account” link with subscriptions, payment on it. Please see screenshot.

Edit the WooCommerce My Account page and set Page Template to “Dashboard Page”, then in Listeo Core -> Pages you have two checkboxes to included Orders and Subscriptions pages in Dashboard menu

So one listing will represent different courts? To compare, like hotel with different rooms? Then such feature is not available out of the box, but soon to be released as a plugin for Listeo, I’m finishing work on this.

When I click on Get ticket after booking, I keep geting a 404 error instead of the ticket. Also, the nested categoriers (parent to child) is now showing broken links as well since the last update, the url used to be separated by commas (domain.com/parent-cat,child-cat) which was weird and now separated normally by slashes but now getting 404 error. I have flushed my caches, and updated my permalink settings.

error 500 is always related to your hosting and/or server limits such as memory limit being set too low

Hi, does Listeo support long term rental booking features like USD 1000 per month for a 1 year rental for example? Is there a way to utilize Listeo for such configuration or it only customizable for daily and hourly bookings

I saw from the comments section that you have an upcoming extension with extended booking features like rooms and employees with specific booking availability and pricing etc, it sounds perfect for many cases. Is there any documentation on it? Would love to have a check to consider for a purchase all together

I’m considering purchasing Listeo for a boat rental marketplace and I need to clarify a few things before proceeding.

My required payment flow is:

When a user makes a booking, they should pay only 20% of the total price online (as a deposit) via a payment gateway (e.g. WooCommerce / TPV). The remaining 80% should NOT be paid through the website, but handled offline. The 20% paid online should NOT be automatically sent to the listing owner (captain). All payments must go only to the site owner (no split payments or automatic payouts).

Could you please confirm:

Does Listeo support percentage-based partial payments / deposits natively? If not, can this setup be achieved using WooCommerce integration? Is there a way to ensure that all payments are received only by the site owner, without any automatic payouts to listing owners?

This is a key requirement for the project, so I’d really appreciate your clarification before purchasing.

Listeo does not have built-in deposit feature. Payments are handled indeed via WooCommerce so with some custom development this is achievable however not already built in theme
