The website loading mostly depends on the hosting server resources and website optimization activities from the server also the assets side! The score can improve rapidly if the buyer uses optimised images also CDN for his website.
1. Reduce image sizes
2. Use a better web hosting server
3. Minify JS and CSS files
4. Use advanced caching mechanisms with a caching plugin
5. Use a CDN
6. Enable GZIP compression
7. Cleanup WordPress database
8. Deactivate or uninstall unused plugins
9. Disable pingbacks and trackbacks

I have Edubin as the activated theme. I installed Elementor for the pages and now the site is completely down. It was using WPBakery but I think it should be elementor .
