Is this the right theme, if I want theme for this kind of real estate website: 1. My website is just listing website, a platform for agents to list their houses 2. Agents don’t pay for free ads. But, for featured ad, agents paid 3. Agents have its own profile/card 4. Agencies can also sign up and manage their agents account? 5. Agencies can pay subscription for their agents featured post? 6. Agents in same agencies have same style of background/watermark for the display picture?

1. The main money making (without plugin) way is to get paid per post (not membership). Can they post free ad and then upgrade to paid ad?
2. As per below, there is no expiry on ads (without plugin)?
3. Do agents require to register 1 by 1 by themselves? Or, agencies admin can register their agents?

1. What do you want to offer in a paid upgrade? There are several possibilities using the Inspiry Memberships plugin.

2. If you use Inspiry Memberships plugin then Properties expiry can be set by the packages you will create, otherwise, there is no individual property expiry option.
3. If you create WordPress admin users for the agencies then yes they can add agencies and agents themselves. WordPress users can have various roles and the things that they can do or they cannot do depends on their roles. As a site admin, you can totally control the roles. 3. No way, I am not giving admin to other people. So, what’s the point of agencies and agents? I don’t quite understand.
I think I will have too many questions. Can I just buy this theme, try it myself, and refund it if it doesn’t work the way I want? I am doing this because you have good reputation. Otherwise, I wouldn’t even want to try it.

1. First of all Inspiry Membership is not a third party plugin, it is our own plugin that we have on wp.org repository 
In case you still don’t want to use it, then you can set the individual property PayPal payments as guided in this theme documentation here https://realhomes.io/documentation/paypal-property-payment-settings/
2) You can set individual payments to get properties published by your users on your site.
3) You wouldn’t give any admin access to other users, you will give them a limited access by a specified WordPress role to those users.
Agencies and Agents are custom posts types and Users who can submit listing are the default WordPress users. Those WordPress users can manage the things you will allow them, being an administrator. I have described it pretty well in my early response already.

i have one question to the flexibility from the field in the submisson process and search filte.
Diffrent property types needs differend fields. As example Office property have no bedroom or bathroom, therefor i don´t need this field in the submisson process and search filter i user search Office properties.
Another example: A user search a plot/land, for this type are fields like floor, rooms, garage… not necessary.
Different property type need different fields, it´s with the template possible to create a submission process and search filter thats are fit for the different property types?

Real Homes theme offers fields for the properties that can be used and skipped according to the nature/type of a property.
For example, if someone wants to search for a property that doesn’t concern with Bedrooms/Bathrooms then those fields can be left as ‘Any’ and those fields will not impact on search results.

Presale question: On the page http://classic.realhomes.io/submit-property/ I am able to add “Additional details” fields, but those are not required so user can just delete/skip them. I would need to add fields required with different variations like dropdowns, numbers etc, in the style like for example field “Bathrooms” or “Location” is. Is this possible to do with this theme?

I updated to the latest version recently. There are a lot of bugs. The menu became doubled:
